Tax Bill Calculation

The Taxable Value divided by 1000 multiplied by the millage rate.

It is important for property owners that own and occupy their home to be sure they are claiming a 100% Principal Residence Exemption (PRE). This savings is on the tax bill where the school taxes are collected. School districts are as follows:

  • Romeo – 100% Summer
  • Armada – 50% Summer & 50% Winter
  • Almont – 100% Winter

Tax Billing Dates

Taxes are collected in 6-month billing cycles (Summer and winter) covering a total of one year of taxes to be paid. Note: Some taxes may only be collected on either the Summer or the Winter tax bill for the entire tax year and some may be collected on both tax billing cycles (See Tax Bill Calculation).

Summer tax bills are mailed at the end of June and are payable July 1st. Billing covers July 1st of the current year to June 30th of the next year (6 months).

Winter tax bills are mailed the end of November and are payable December 1st. Billing covers December 1st of the current year to November 30th of the next year (6 months).

If you did not receive your bill, please contact the Treasurer’s office and we will send you a duplicate copy.

Please take notice: Failure to receive your Tax bill DOES NOT exempt any interest or penalty from being applied, per Michigan compiled laws. It is the property owner’s responsibility to know taxes are due and payable.

Escrow Accounts

The Treasurer’s office sends hard copies or electronic copies of tax bills to escrow companies. It is the taxpayer’s responsibility to verify if their escrow has been paid. Information is available on Township website or the Treasurer’s office may be contacted.

Tax Due Dates

  • Summer bill is due September 14th (9/14/xx)
  • Winter bill is due February 28th (2/28/xx).

Note: If the due date falls on a weekend, the bill will be due on the next business day.

Summer Tax Deferments

Qualified taxpayers, such as Senior Citizens, disabled persons, etc, may apply for a deferment of their summer tax bill. Income is a criteria to qualify (annual income not exceeding $40,000) and the home must be your principal residence. Agriculture exemptions are available. Deferment forms are available from the Treasurer’s office and must be filed each year by 9/15.

Late Summer Tax Payments

The Township continues to collect summer taxes until the winter closing date – February 28th (2/28/xx) with interest penalty applied. Interest applied is 1% per calendar month:

  • After tax due date – 9/30 @ 1%
  • 10/1 – 10/31 @ 2%
  • 11/1 – 11/30 @ 3%
  • 12/1 – 12/31 @ 4%
  • 1/1 – 1/31 @ 5%
  • 2/1 – 2/28 @ 6%

Delinquent Tax Process After Final Due Date

  • The Township cannot accept any tax payments after February 28th. (Excluding Leap Year).
  • Any unpaid Summer or Winter taxes as of March 1st are considered DELINQUENT.
  • On March 1st, a 4% County Administration Fee is added and an interest rate of 1% per month will accrue until all taxes are fully paid.
